A list of delinquent parcels is made available before the sale:

  1. Online via the Graham County Treasurer’s website.
  2. Physical Posting outside the Treasurer’s Office.
  3. Newspaper Advertisement in the Eastern Arizona Courier. The list includes parcel numbers, owner names, and delinquent amounts. Buyers must perform their due diligence.

Bidder Registration Prospective bidders must complete a Tax Lien Sale Bidder Registration Form online or submit it via mail, fax, email, or in person at the Treasurer’s Office before the auction.

Bidding Process The auction uses a competitive interest rate system, starting at a maximum rate of 16%. Investors bid down the interest rate they are willing to accept. They award the lien to the bidder offering the lowest rate. Buyers must make payments for purchased liens immediately after the sale.

Post-Sale Procedures:

  1. Certificate of Purchase (CP): Issued to the winning bidder, granting the right to collect the delinquent taxes plus interest or initiate foreclosure after three years.
  2. Redemption Period: Property owners have up to three years to redeem their property by paying the owed taxes, interest, and penalties.
  3. Foreclosure Rights: If unpaid within the redemption period, CP holders can foreclose to acquire ownership.
