Tax Sale Process

  1. Schedule and Location Tax sales are held on the first Tuesday of the month at 10:00 AM at the Augusta-Richmond County Municipal Building, located at 535 Telfair Street, Augusta, GA 30901. A presale information session begins at 9:30 AM. Check out our Auction Calendar for scheduled auctions.
  2. Notification and Advertisement Property owners with delinquent taxes are notified in writing, and if the taxes remain unpaid, a tax execution (Fi.Fa.) is issued to authorize the levy and sale of the property. The Tax Commissioner’s office advertises properties scheduled for sale in the local newspaper and on its website.
  3. Auction Process On the day of the sale, properties are auctioned to the highest bidder. Bidders must attend in person and pay the full bid amount immediately after the auction.
  4. Redemption Period In Georgia, the original owner has a 12-month redemption period after the tax sale. To reclaim the property, the owner must pay the purchase price, additional taxes, legal costs, and a 20% premium.
  5. Excess Funds The former owner or other interested parties can claim the surplus (excess funds) when a property sells for more than the taxes owed and associated costs. Submit claims in writing using the form provided on the Tax Commissioner’s website.

As-Is Sale The county sells properties “as-is,” providing no guarantees on title or condition. Prospective buyers should perform thorough due diligence, including title searches and property inspections, before bidding.
